Grain Storage & Handling Facility with Scale and Support Buildings, Melcher-Dallas

Grain handling infrastructure includes a GSI grain dryer rated at 800 bushels per hour and a grain dump with an estimated capacity of 6,000 bushels per hour, supporting efficient intake and drying operations. The site is serviced by three-phase electric in a newer on-site power building, with electric and natural gas provided by MidAmerican Energy.

A 40’ x 120’ office and warehouse building offers a well-maintained space with natural gas heat. The north half is set up for warehouse use and includes three load-out docks, making it ideal for logistics and distribution. A 70’ x 12’ above-ground truck scale, installed in 2021, adds significant operational value and efficiency.

Additional improvements include a 40’ x 60’ red storage shed with concrete floors, three sliding doors, and updated LED lighting.

The grain elevator is currently functional; however, portions of the grain handling system may require repair or upgrades to support sustained high-volume use—presenting an opportunity for a buyer to add value and maximize throughput.
